Let's be direct. Ticks and mosquitoes aren't just a nuisance. They carry Lyme disease, West Nile virus, Eastern Equine Encephalitis, and a half dozen other illnesses you don't want on your property. A single spray and walk away won't cut it. You need a strategy.

This program is built for homeowners, commercial properties, and anyone who wants to actually use their yard without worrying about what's biting them. Every step is designed to reduce pest pressure, break the breeding cycle, and keep your property protected all season long.

Here's exactly what we do and why it matters.

Step 1: Early Spring – Barrier Treatment & Habitat Reduction

Before the season takes off, we perform a thorough property inspection. We identify breeding grounds – standing water, overgrown vegetation, woodpiles, and shaded brush areas where ticks and mosquitoes hide.

We apply a residual barrier treatment around the perimeter of your property. This targets overwintering adult ticks and the first wave of emerging mosquitoes. We focus on the areas where you actually spend time: patios, decks, play areas, garden paths, and property lines.

At the same time, we eliminate or treat standing water sources. Bird baths, clogged gutters, plant saucers, and low spots are all mosquito breeding factories. If we can't remove them, we treat them with a larvicide that kills larvae before they become biting adults.

Why this works: Early intervention stops the population explosion. If you wait until you see ticks or mosquitoes, you're already behind. A strong start means fewer pests all season.
Step 2: Late Spring – Targeted Tick Control & Mosquito Knockdown

By late spring, tick nymphs are active. These are the ones that carry Lyme disease. And mosquito populations are ramping up fast.

We apply a second barrier treatment using a professional-grade product that targets both ticks and mosquitoes. We focus on shaded, humid areas where ticks thrive – wooded edges, tall grass, stone walls, and ornamental plantings.

We also apply granular or liquid mosquito larvicide to any remaining standing water sources. This stops mosquitoes before they ever take flight.

Why this works: Tick nymphs are tiny and easy to miss. But they're the most dangerous stage of the tick life cycle. Targeting them now reduces your risk of tick-borne illness for the rest of the year.
Step 3: Early Summer – Peak Season Protection & Perimeter Reinforcement

Summer is when your property gets the most use. And it's when tick and mosquito pressure is at its highest. This is not the time to let up.

We apply a third barrier treatment with a focus on high-traffic areas. We also treat vegetation along pathways, fence lines, and property edges where ticks wait for a host.

For properties with heavy mosquito pressure, we add a misting or fogging treatment in the evening when mosquitoes are most active. This provides immediate knockdown and creates a mosquito-free zone for outdoor events, barbecues, and evening activities.

Why this works: Consistent barrier treatments during peak season keep pest populations suppressed. One treatment won't last all summer. Three to four weeks is the maximum residual. That's why we come back.
Step 4: Late Summer – Tick Host Control & Mosquito Larval Treatment

By late summer, tick activity shifts to adult ticks looking for a host before winter. Mosquito populations can spike again after summer rains.

We apply a fourth barrier treatment with a focus on tick host areas – places where deer, rodents, and other tick-carrying animals travel. We also treat tall grass, brush piles, and wooded transitions.

We re-treat all standing water sources with larvicide. Summer storms create new breeding sites. We find them and eliminate them.

Why this works: Adult ticks in late summer are looking for a blood meal to survive winter. If you don't stop them now, they'll overwinter and come back stronger next spring. And new mosquito breeding sites appear after every rain. Staying on top of them is the only way to stay ahead.
Step 5: Early Fall – Final Barrier Treatment & Winter Preparation

As temperatures cool, mosquito activity drops off, but ticks remain active until the ground freezes. This is your last chance to reduce tick populations before winter.

We apply a final barrier treatment focused on tick habitat. We also perform a property-wide inspection to identify any remaining breeding sites or problem areas that need attention next season.

We provide you with a written end-of-season report that includes our findings, recommendations for next year, and any property improvements that could reduce pest pressure going forward.

Why this works: A strong finish means fewer ticks survive winter and fewer mosquitoes emerge next spring. And the end-of-season report gives you a plan for improvement before next season even starts.

  • Mosquito Breeding Site Audit: We map every potential mosquito breeding site on your property and provide a written plan for elimination or treatment.
  • Organic Treatment Option: We can convert any or all treatments to OMRI-listed organic products. These are plant-based oils and botanical extracts that are effective but require more frequent application.
  • Tick Tube Installation: We place permethrin-treated cotton tubes in rodent habitats. Rodents take the cotton for nesting, which kills ticks on them without harming the rodents.
  • Mosquito Misting System Installation & Maintenance: We install and maintain automated misting systems that provide continuous protection for large properties or high-use areas.
  • Event Protection Service: For weddings, parties, or outdoor events, we provide a targeted fogging treatment 24 to 48 hours before the event to create a pest-free zone for our current clients.
