

Let’s be honest. Commercial and industrial sites don't need pretty grass. They need bare ground. No weeds. No brush. No fire hazards. No trip hazards. No place for pests to hide. And they need it done safely, efficiently, and in full compliance with state and federal regulations.
This program is built for warehouses, manufacturing plants, utility substations, rail corridors, fence lines, parking lot perimeters, and any other site where vegetation is a liability, not an asset.
Here’s exactly what we do and why it matters.
Before the growing season takes off, we perform a full site walk to identify target vegetation, sensitive areas (water features, drainage basins, endangered species habitats), and access limitations.
We apply a non-selective systemic herbicide—typically glyphosate or glufosinate—to all designated bare-ground areas. This kills existing vegetation down to the root. We use a low-drift formulation and shielded sprayers to protect desirable vegetation and sensitive areas.
Why this works: Starting clean is non-negotiable. If you let spring growth, get ahead of you, you'll spend the rest of the year chasing it. A full burn-down in early spring resets the site and gives you control for the entire season.
Once the initial vegetation is dead and removed, we apply a residual pre-emergent herbicide with extended control—typically products containing prodiamine, pendimethalin, or isoxaben. This creates a chemical barrier in the soil that prevents weed seeds from germinating for 90 to 120 days.
We focus on high-priority areas: fence lines, building foundations, storage yards, utility poles, and pavement edges. These are the areas where vegetation causes the most damage and creates the most liability.
Why this works: A burn-down alone is temporary. Without a residual barrier, new weeds will germinate within weeks. The residual application buys you months of bare-ground control with fewer return visits.
By mid-summer, some weeds will inevitably break through - especially tough perennials like bermudagrass, nutsedge, or kochia. We return for a targeted spot treatment using a non-selective systemic herbicide mixed with a surfactant for better leaf penetration.
We also reapply residual herbicide in high-traffic or high-pressure areas where the initial barrier has broken down. This extends control through the hottest part of the year when weed pressure is highest.
Why this works: No residual product lasts forever. Mid-summer is when barriers start to fail. Catching breakthrough weeds early prevents them from going to seed and creating a bigger problem next year.
Before winter sets in, we perform a final burn-down of any surviving vegetation. This eliminates winter annual weeds like henbit, chickweed, and annual bluegrass that germinate in fall and survive through winter.
We also apply a dormant application of a non-selective herbicide with soil residual activity. This targets winter weeds and provides early spring control before the growing season begins.
Why this works: Winter weeds are often ignored, but they create fire hazards, pest habitat, and visual blight. A fall cleanup ensures your site stays clean through winter and starts spring with a clean slate.
NJDEP Compliance (For New Jersey Sites)
For commercial and industrial sites operating under New Jersey regulations, all products used are from the NJDEP-approved list. All applications follow:
- ✅ 48-hour advance notification posting at application sites
- ✅ Buffer zones maintained around water features, drainage basins, and sensitive habitats
- ✅ Detailed application records maintained for minimum 3 years (product name, EPA , rate, date, weather conditions, applicator name)
- ✅ All applicators and operators hold valid NJDEP certification
- Vegetation Mapping & Annual Planning: We create a digital map of your site showing treatment zones, sensitive areas, and application history.
- Brush & Woody Vegetation Control: We treat invasive woody species like multiflora rose, poison ivy, Japanese knotweed, and tree-of-heaven using specialized herbicides and application techniques.
- Right-of-Way Maintenance: We provide vegetation control along rail corridors, utility easements, and roadway shoulders using broadcast or spot treatment methods.
- Firebreak Creation & Maintenance: We create and maintain bare-ground firebreaks around storage yards, fuel tanks, and critical infrastructure.
- Erosion Control Seeding: In areas where bare ground is not acceptable, we seed with sterile or low-maintenance cover crops to prevent erosion without creating ongoing maintenance.
- Organic Non-Selective Option: For sensitive sites, we can use OMRI-listed non-selective products like pelargonic acid or clove oil. Note: these are contact-only and require more frequent application.
