Step 1: Early Spring – Pre-Emergent Weed Control & Green-Up

We start the season by applying pre-emergent herbicide to stop crabgrass, foxtail, and other grassy weeds before they ever break the surface. This is non-negotiable for commercial properties. Once weeds appear, you're already behind.

At the same time, we apply a slow-release nitrogen fertilizer to push a uniform, deep green color across the entire property. No streaks. No patches. Just consistent color from the front entrance to the back fence line.

Why this works: A clean, green property in early spring sets the tone for the entire season. Pre-emergent is your cheapest and most effective weed control tool. Use it or spend the rest of the year playing catch-up.

Step 2: Late Spring – Broadleaf Weed Control & Density Building

By late spring, broadleaf weeds like dandelion, clover, and plantain are visible and competing with your turf. We apply a selective post-emergent herbicide that kills the weeds without damaging the grass.

We follow up with a second round of fertilizer—this time with added potassium and iron. Potassium strengthens the turf against stress and traffic. Iron deepens the green color without pushing excessive growth that requires more mowing.

Why this works: Weeds on a commercial property scream "neglect." Eliminating them early and feeding the turf properly creates a dense, uniform stand that naturally resists future weed invasion. It also reduces your mowing frequency, which saves you time and money.

Step 3: Early Summer – Stress Management & Surface Insect Control

Summer heat and foot traffic stress commercial turf. We apply a slow-release fertilizer with controlled nitrogen to maintain color without forcing a growth surge that weakens the plant.

We also treat for surface insects—chinch bugs, sod webworms, and ants. These pests damage turf quickly, and on a commercial property, dead patches are unacceptable. We use a targeted insecticide that eliminates the problem without harming the surrounding landscape.

Why this works: Summer is when commercial turf looks its worst if neglected. Keeping it fed and pest-free means the property stays presentable during the busiest season for tenants and visitors.

Step 4: Late Summer / Early Fall – Renovation & Recovery

This is the most important application of the year for commercial properties. After a long summer of heat and traffic, the turf is tired. We core aerate to relieve compaction, then overseed with a durable turf-type tall fescue or Kentucky bluegrass blend to fill in thin areas.

We apply a starter fertilizer high in phosphorus to promote rapid root growth and germination. We also apply a post-emergent herbicide to clean up any late-season weeds that snuck through.

Why this works: Fall renovation is where you win or lose next year's turf quality. A strong recovery now means less work in the spring and a better-looking property all season long. Skip this step, and you'll spend next year fighting thin turf and weeds.

Step 5: Late Fall – Winterizer & pH Correction

Before the ground freezes, we apply a winterizer fertilizer high in potassium. This strengthens cell walls, improves cold tolerance, and stores energy in the root system for a faster, greener green-up in spring.

We also apply lime or sulfur based on soil test results to correct pH imbalances. Proper pH ensures that every dollar you spend on fertilizer actually gets absorbed by the turf.

Why this works: Winterizer is not optional for commercial properties. It's the difference between a property that looks tired in March and one that looks professional from the first thaw. Correcting pH now means next year's program works better from day one.
